When you buy or sell a home in South Carolina, one of the things you’ll have to contend with is the CL-100 inspection and clearance. Here is what that is and how you can increase your odds of a positive result.
What is a CL-100 Inspection?
South Carolina is a hot and humid environment, which means it also the perfect breeding ground for termites. No one wants to move into their dream home only to discover days, weeks, or months later that it has an infestation problem. This is why it’s a good idea to have any home you want to buy inspected for termites. But do you need to do this?
A termite inspection report is also called a CL-100, or a Wood Infestation Report (WIR). A clearance declares that there are no current termite infestations in the home. If the sale involves a mortgage, a CL-100 is a requirement. If the buyer is paying cash, it’s not required, but still a good idea.
An inspector will not just look for termites, but also other wood-destroying insects such as carpenter ants, wood-destroying beetles, and carpenter bees. When the inspector goes through the home, here are some of the things they look for:
- Visible evidence of a previous or active infestation of termites or other wood-destroying insects;
- Visible evidence of any prior treatment for termites in the home;
- Any presence of evidence of active wood-destroying fungi below the home’s first floor; and
- Any visible damage to wood below the first floor, such as joists, columns, sills, headers, porches, plates, door jambs, and exterior stairs.
A CL-100 report must be issued within 30 days of closing. If damage is discovered, the home can be treated, and the surrounding material can be replaced.
Keeping Your Home Termite-Free
If you plan to sell your home in South Carolina in the near future or have just purchased a home and want to keep it in the best shape possible, you should take some steps to protect it from termites and other wood-eating critters.
- Schedule a regular inspection of your home;
- Keep crawlspaces and areas around your home free of debris;
- Ensure adequate ventilation around the perimeter of your home and in crawl spaces;
- Remove any dense vegetation growing close to your home’s foundation; and
- Install proper drainage systems to prevent unnecessary moisture.
A homeowner that takes these preventative measures will have a much greater chance of getting a “clear” CL-100 when it comes time to sell.
